Project Manager – Enhancement

Reports to:  Branch Manager

Summary:

The Project Manger is responsible for the design and installation of extra billable projects, including but not limited to planting, irrigation, drainage, lighting and hardscape enhancements of commercial landscape maintenance accounts. Project Mangers are accountable for establishing, maintaining and exceeding customer expectations, ensuring job profitability through preparation of competitive proposals, efficiently managing multiple construction crews and maintaining the quality standards of Gachina Landscape Management.

Primary Responsibilities:

  • Partner with Maintenance Account Managers and their clients to design and price site improvements within Gachina's work scope. Assist with development of long-term budgets. Negotiate enhancement proposals. Present work scope changes to the maintenance contract that result from the landscape upgrade and ensure a smooth transition to the maintenance team upon completion of the extra work project.
  • Schedule, coordinate, and supervise enhancement projects, ensuring production, quality and budget controls.
  • Process timely billing and job costing data, and correlate with standard estimating procedures.
  • Develop a quality production team through leadership and hands-on training of crew. Demonstrate strong work ethic through leading by example.
  • Foster cooperation with staff and Maintenance Account Managers to ensure responsive concern for client needs and expectations.
  • Work cooperatively among branches to ensure client's needs are met and work schedules are full.

Summary of Specific Responsibilities:

I. Enhancement Sales

A. Preparation of Estimates
B. Preparation of Proposals, Long Term Budgets, and Presentations
C. Establish client requirements through one on one meetings and site walks

II. Supervision of Projects

A. Preparation of T & M Work Orders, Details, and Specifications
B. Procurement of Materials and Equipment, Coordination of Sub Contractors
C. Crew supervision – timely and accurate timecards, production schedules, operational efficiencies. Crew accountability for quality and production standards
D. Schedule/Coordinated project Timeline, Change Orders, and Punch-lists through prompt Project Completions
E. Maintain communication with customers throughout project timeline

III. Project Costing, Progress Billing and Billing

A. Accurate documentation of project costs through Material Use Report processing
B. Close project and submit timely and accurate Billing paperwork for invoicing
C. Analyze project budget and actual costs and relate to future estimates

IV. Crew Management, Training and Development

A. Hire and Develop crew members
B. Evaluate performance and prepare Performance Reviews
C. Training for installation crews – project planning, scheduling, technical skills and paperwork
